Are withholdings money lost?

No: the income tax (ISR) withheld is a creditable advance against your provisional payments and your annual return, and the VAT withheld reduces the VAT you remit. They affect your cash flow, not your cost — the mistake is failing to credit them.

What if my client is an individual (persona física)?

They withhold nothing: you receive subtotal + full VAT and you remit everything yourself. Withholdings (10% ISR, 2/3 VAT, or 1.25% under RESICO) only exist when the payer is a company (persona moral).

Does it work the same for rental income?

Yes — rent paid to companies is subject to the same 10% income-tax and 2/3 VAT withholdings. The difference is on your return (the 35% blind deduction available for rental income), not on the CFDI (tax invoice).
